One of the most common problems with roofs is leaks due to improper or poorly installed flashing. Damage usually isn’t noticed and can take months before the damage is visible from the interior of this house. The dormer window on this house had very little flashing along the main roof slope and causes water to leak to the interior of the home.

Upon removing the shingles the roof decking near the leak was disintegrating due to water and rot. The insulation and drywall below the leak also suffered damage and was replaced. New flashing was installed as well as additional tar and caulk to completely seal out water.
